Know your budget
We can help you determine a budget. If you need a mortgage we can help you asses your financial situation, considering factors like income, credit score and your deposit to give you clarity on the best lenders, the best rates and ultimately set a price range that you’re comfortable with.
Mortgage approval
When it’s time to make an offer, having a mortgage-in-principle gives the seller assurance of your commitment, which will help you negotiate the best price possible to secure your dream home.
Start your search
We’ll talk about what you desire but also what you need, whether it’s being close to the right school or the best commute to work we’ll get an understanding about what’s right for you and help you search for your dream home. We’ll help you keep an open mind and help you find exclusive opportunities that aren’t available anywhere else.
Present your offer
Your mortgage is sorted, you’ve found the right home, this is where our most senior and experienced people step in. We know our properties and we know our sellers and can help you secure the best property at the best possible price. Once accepted, you can move on with the purchase process.
Apply for a mortgage
After your offer has been accepted, you’re able to secure your mortgage. Our broker will hold your hand through the application process, helping you make sure the forms are completed and all the necessary supporting documents are supplied correctly, to make sure there’s no bumps in the road and your application gets accepted.
Progressing your purchase
Our dedicated sales progressors will be in constant contact to keep your purchase running smoothly as it goes through the legal process. We can recommend the best local providers and help you enlist the services of a solicitor to conduct necessary searches, draft and exchange contracts and oversee fund transfers on completion day.
Property survey
There’s a mortgage valuation that your lender will insist on, but it’s a good idea to arrange your own property survey to identify any potential issues that may impact the property’s value and to give you the added peace of mind that your new purchase has no hidden surprises.
Secure insurance
You can’t exchange contracts without having the appropriate buildings insurance, this needs to be in place ahead of time and protect your property from potential damage. Additionally, consider obtaining contents insurance to protect your personal belongings.
Exchange contracts
Before you can exchange contracts we can help you agree a move-in date alongside the seller and then assist with firming up the removal firm. Once done you’ll exchange contracts to legally bind the sale agreement. Before signing the contracts, ensure all necessary checks are completed and any concerns are resolved, to provide peace of mind for both parties.
Collecting the keys
On completion day, your conveyancer will transfer the remaining purchase funds to the seller. Collect the keys to your new home from us and relish the moment as you officially become a homeowner. Congratulations on a successful journey!
