Valuing your home
We pair landlords and tenants every day. The first step is obtaining an accurate valuation with one of our most senior and experienced people who will visit your property and listen to your investment goals. We can help you understand the local lettings market and give advice and guidance on the best route to achieving a premium rent and the right tenant for your property.
Get prepared
Before it’s time to let your property, our team will provide expert recommendations on any necessary remedial works or improvements that will enhance the appeal and value of your property. We’ll also let you know if there’s anything that needs to be done to stay compliant with current legislation.
Finalise paperwork
We’ll guide you through the process of letting your property, ensuring that you have all the necessary documents in place, including proof of ownership and completion of ID check forms.
Energy Performance Certificate
Every rented property should have a minimum rating of E or better. If you’re already meeting the standard we can move on to finding your tenant, if not our team can help find the best solution and the right local tradespeople to bring your property up to standard. If you need a new EPC, we can arrange this for you too.
Marketing your property
Every single landlord and every property is different and by listening to your needs, we’ll take a bespoke, tailored approach to present your property to the market. Our in-house team of marketing specialists support each office to help present your property to the world in consummate style through the very best imagery, print and social media presence.

Prepare tenancy documents
By now you’ll know your locally based Property Manager by name, they’ll handle the preparation of all the contract documents on your behalf and secure the tenancy deposit. We’ll also serve pre-tenancy documents to ensure compliance and issue the relevant paperwork to your tenants before the tenancy commences.
Pre-tenancy requirements
Our move-in team will guide you and the tenant through the pre-tenancy process. We’ll complete satisfactory tenant references, ensure compliance with mandatory safety certificates and arrange any necessary pre-tenancy works.
Move in
When it’s time for your chosen tenant to move in, we’ll arrange for them to come and collect the keys from us to make sure everything goes smoothly and gets off on the right foot. We’ll also facilitate the transfer of your funds so your property rental can begin.
Follow-up
With our fully managed service, you’ll be assigned a dedicated Property Manager who’ll be in touch regularly and always be at the end of the phone should you or your tenant need them.
