Location:
The available position is at our Staines-upon-Thames office which opened in 2021 and has quickly established itself as the leading estate agent in the town, located in the prominent Market Square, the branch has become a trusted name in the local property market. Staines-upon-Thames boasts a population of approximately 18,000 residents, with a diverse demographic that includes young professionals, families, and retirees. This thriving community fuels a strong housing market, offering a blend of new developments and established properties for both sale and rental. Demand for homes has risen, thanks to the town’s attractive transport links, shopping amenities, and abundant green spaces. Riverside properties, in particular, are highly sought after, providing a peaceful lifestyle while maintaining convenient connections to London. The office is under the direction of Mark and Helen D'Costa, who are not only experienced professionals but also familiar faces in the local neighbourhood, who live there themselves. This connection enables them to genuinely invest in the community and provide unparalleled insights into the area’s property landscape.
Role description:
As a Residential Lettings Negotiator, you will play a crucial role in ensuring properties are let quickly while delivering exceptional customer service to landlords and tenants. Key duties include conducting property viewings, negotiating tenancy terms, and handling tenant applications. You will also be responsible for identifying new business opportunities, securing new landlord clients, and growing the rental portfolio. You will manage relationships with landlords and tenants, providing professional advice and updates throughout the process.
Key responsibilities:
- Assist with property viewings: Conduct viewings with potential tenants, providing accurate information and highlighting key features of the properties.
- Client relationship management: Build and maintain strong relationships with Landlords, providing regular updates throughout the tenancy process.
- Support the existing lettings team and learn from them.
- Generate new business: Identify and pursue new Landlord opportunities through online research, networking and the sales teams.
- Assist in coordinating with the marketing team for promotional activities.
- Handle paperwork, update databases, and ensure smooth and efficient progress for each tenancy.
- Stay updated on local lettings market trends, rents, and the competition to offer tenants and Landlords informed advice.
What we’re looking for:
- A minimum of 1 to 2 years of lettings experience.
- Strong interest in property and the lettings market.
- An understanding of legislation.
- Preferably knowledge of the immediate local area with an understanding of the local neighbourhood and the wider community.
- Excellent communication and interpersonal skills.
- Confident, proactive, and willing to learn.
- Ability to work in a fast-paced, target-focused environment.
- Professional, presentable, and customer-focused approach.
- Basic IT skills (experience with CRM systems is a plus but not essential).
- Full UK driving license and access to a vehicle.

Working hours are:
Monday to Friday – 9 am – 6.30 pm.
Saturday, 9 am – 4 pm. (some rotational weekends will be applicable by an agreed roster)
