Sales Progressor and Compliance Officer – Guildford

We are seeking a proactive and detail-oriented Sales Progressor and Compliance Officer to join our dynamic and fast-paced Sales Department. This is an exciting opportunity for someone who thrives on multitasking and has a strong understanding of both the sales and legal processes involved in residential property transactions.
You will be instrumental in managing the early stages of property sales progression, ensuring legal compliance, and delivering exceptional service to clients. Working closely with the Head of Sales Progression, your role is key to ensuring each sale is set on the right path from the outset.

Key Responsibilities
- Sales Progression Coordination:
- Prepare sales progression files immediately following sale agreements.
- Create and distribute Sales Memorandums.
- Make introduction calls to clients and buyers, setting out the transaction journey.
- Liaise with all estate agents involved in the sales chain and document all communications.
- Compliance and Documentation:
- Undertake Anti-Money Laundering (AML) checks for all legal owners and buyers.
- Ensure no Sales Memorandum is issued until full AML compliance is confirmed.
- Collect and securely store all buyers' financial documentation.
- Maintain a complete and accurate digital file in line with regulatory requirements.
- Client and Buyer Management:
- Confirm that local authority searches have been ordered, surveys are booked, and mortgage applications have been submitted.
- Act as the main point of contact during the early stages of the transaction, ensuring all parties are informed and supported.
- Collaboration and Monitoring:
- Work alongside the Head of Sales Progression to swiftly and efficiently move transactions forward.
- Serve as a vigilant and proactive presence within the compliance process, mitigating potential delays or issues.
Skills and Experience Required
- Proven experience in property sales progression, conveyancing, or estate agency.
- Solid understanding of the legal and compliance requirements in UK property sales.
- Excellent organisational skills with the ability to manage multiple transactions concurrently.
- Confident communicator with a professional and empathetic telephone manner.
- High level of computer literacy; experience with Reapit software preferred.
- Strong attention to detail and ability to follow procedures accurately.
- A collaborative team player with a proactive and positive approach.
