With many of our customers starting this process for the first time, we thought it might be useful to offer those who are currently looking to put their property on the market a little more information on what selling your home virtually entails.
So, what actually is a virtual viewing or valuation?
These are appointments that are booked in at a specified date or time, the same as any other viewing or valuation appointment however, they take place without setting foot inside a property. They allow the agent or viewers to ‘walk through’ a property, looking inside each room and removing the need for physical appointments, at least for the short term.
What technology is available for virtual viewings?
There are a number of options available and your Seymours agent will advise on which is the best option for your property.
3D virtual tours
These work a lot like Google Street View. They often start with a bird’s eye view plan and you can then navigate through each room using your mouse or touchscreen depending on the device you are using. These are, ideally, still accompanied viewings enabling the agent to highlight features that are aligned with the buyers’ requirements and to answer any questions.
Property videos
This is pretty much what it says on the tin, it is where an agent or an employed videographer walks around the property and takes a video. The quality of these can vary significantly, with some being filmed using smartphone technology and others using professional equipment and edited for a perfect finish. Your agent will advise on these according to the government guidelines at the time of the appointment.
Virtual appointments
These can be booked in at specific dates and times and the agent will show the buyer or tenant around the property using software such as Zoom, FaceTime or Skype. This allows the agent to show the viewer around the property, answer any questions and add detail where needed.
What is right for you?
It is always worth contacting your local Seymours Agent to understand what virtual options are on offer and which would be most suitable for your property. If you are letting your property, high quality professionally finished videos would be overkill, and the turnaround times not fitting with the speed of letting a property. However, if your property is over £1 million, such as with our Prestige properties, this would be an absolute must, along with superior photography with dusk and night options which can really make your property stand out.

When you discuss options with your agent you should find out how they plan to promote your property online to reach as many people as possible. They should also let you know what you should do to prepare your property for the virtual viewings and how these will be booked in.
