Land Acquired For Promotion – Leander Homes

Located on The Street in Capel, the owner of this site previously sought planning approval for four houses, only to face rejection due to its location in the greenbelt. Seeking guidance on the potential of his land and the next steps to take, the owner enlisted our expertise.

Our approach involved identifying the right developer to advocate for the site's inclusion in the local plan and garner support from the parish and village. After careful consideration, we presented two different developers to the owner, who then made a selection.

Over a span of three years, the chosen developer diligently worked towards getting the land promoted into the local plan. However, the owner opted not to wait any longer and chose to exercise their option sooner, albeit at a reduced price. In collaboration with the promoting developer, we engaged a select group of retained clients and successfully finalized an unconditional deal within a three-month timeframe.

The new developer is slated to submit their proposed scheme in early 2024 once the local plan gets adopted.
